This is a big decision...

Chances are good that this will be the biggest purchase you've ever made. The irony is that most of us buy a home without knowledge or experience in what we are doing.

This is where Scott Sabina comes in.

Scott summarizes over nineteen years of real estate experience in which he has helped over 3000 people purchase their own homes.

In this interview you will learn what you need to know about home buying AND how to find the perfect place and save money.

So what are some factors that first time buyers need to think about?

Lots of them...

First of all you are buying a structure. Whether it is an old fixer upper or a new home you  are ultimately responsible for knowing the condition of the building your are buying. Not doing so could be costly. Some of the details you need to compare when home buying are...

What is the square footage?   Does the yard have a fence? condition?
How much of it is finished vs. unfinished?   How many bathrooms does it have?
How many bedrooms are there?   Is there a bathtub in each?
When was the roof built?   Does it have a garage? size? attached?
How big are the closets?   Is the exterior in need of work? painting?
How practical is the floor plan?   What condition are the appliances?
Does it have a fireplace? wood or gas?   Does it have a washer and dryer?
Is there enough room for storage?   How is the home heated?

Not only will you be buying a home you are also investing in a location. Some of the questions you should ask yourself about the neighborhood are:

What are the covenants/rules?   Where is the closest hospital?
How is traffic in the morning? evening?   How close is public transportation.
What is the age mix of the neighbors?   Is my water public or a well?
Who handles snow removal?   What is the noise level of the area?
Is there a homeowners fee? How much?   Are there parks nearby? Are they safe?
Where will I park? Is it adequate?   Is a police presence available?
Are there pet restrictions?   How long will it take to get to work?
Is a grocery store nearby? gas station?   Appearance of neighborhood?

And this is just the beginning....
